
The project name is “The QUINN Condominiums” and is located at 150 Williams Street in Chelsea. The project is comprised of two 3-story buildings each containing 10 condominiums and a shared courtyard. The property, located
in adjacent to the Admiral Hill area, is within a quarter mile of both the off
ramp and on ramp of Rt 1/Tobin Bridge and near both the MBTA 112, 111
& 104 Bus Route. The building is expected to be complete July 1, 2025.

All 20 of the condominiums are designated as income-restricted (also known
as “affordable”) condominiums. The affordable units will be sold to households earning less than the 60%, 80% and 100% Area Median Income. Pricing and
HOA fees were determined using HUD 2025 Boston-Cambridge-Quincy-NH Income Guidelines.

The following is a summary of the designated affordable units and formulas
used to reach sales prices and HOA fees. The monthly fees cover the condo building costs to include: master insurance, exterior maintenance, landscaping, snow removal, trash removal, property management fee, water, sewer and
reserve funds. The current 2026 tax rate in Chelsea is $11.48 per $1,000 value. Advertising period willbegin April 1st, 2026 and end May 31st, 2026.
